Intro

Cole Waterhouse, in a joint venture with Henderson Park Capital Partners, have exchanged on a 145-acre site which forms part of the former Kellingley Colliery, Knottingley.

The former colliery was serviced by an existing rail link and abuts the Aire and Calder Navigation Canal, allowing Konect62 the opportunity for tri-modal (road, rail and water) connectivity. 

The site has been remediated by the vendor, allowing creation of a substantial industrial/logistics hub at an important strategic location close to the A1(M) and M62 motorway.

Two neighbouring plots have been sold to The Coalfields Regeneration Trust, and for use as an Energy from Waste Plant respectively.

The Joint Venture plan is to create over 1.8 million square feet of industrial/logistics space on the 145-acre site

The development site is well located, both junctions 33 and 34 of the M62 are less than a 4-mile drive from Konect62. 

Prior to construction, the vendor will be completing site access and internal road construction works. 

The first phase of development will include for 4 units, with the largest able to accommodate up to 735,000 square feet. 

A landscape buffer will surround each plot respectively, as well as a wider landscape buffer on the development’s perimeter.
