Intro

Cole Waterhouse, in a joint venture with Henderson Park Capital Partners, delivered the first phase of Konect62, the redevelopment of the former Kellingley Colliery, Knottingley.

The site was remediated by the vendor, Harworth PLC, allowing creation of a substantial multi-modal industrial/logistics hub at an important strategic location close to the A1(M) and M62 motorway.

The Joint Venture obtained reserved matters planning approval for 1.1m square feet of warehousing space over 4 units in late 2022 and then completed on the £54m purchase.

The first 3 units, totalling 375,000 square feet together with a 30-acre ground engineered and serviced development plot were delivered on time and on budget in the following 12 months. Subsequently Cole Waterhouse achieved successful lettings to Oakfield international, Campeys of Selby and TIP across the estate.

The former colliery has potential for over 1.8 million square feet of industrial/logistics space on a 145-acre site

The site is well located, both junctions 33 and 34 of the M62 are less than a 4-mile drive from Konect62. Further, an existing rail link and the adjacent Aire and Calder Navigation Canal provide the estate the potential for tr-modal (road, rail and water) connectivity.
