In 2024, three new occupiers selected Konect62 at Knottingley, Yorkshire as the location for their businesses. We’re continuing to see a lot of positive enquiries from the market for the remaining, speculatively built 151,000 sq. ft. unit.

Being the location of the last working deep coal mine in the UK, it is great to see new jobs created here – the first employment on the site since the mine closed in 2015.

Spearheaded by Cole Waterhouses joint venture partnership with Henderson Park, Konect62 is a great example of true brownfield regeneration. It is transforming the former Kellingley Colliery site into a bustling logistics hub – unlocking more than one million sq. ft. of premium logistics real estate where businesses can thrive.

The formerly disused, inaccessible 130-acre brownfield site has now been reopened to the local community. A public walkway, a new pond enhancing biodiversity and more than 4,000 native plants were included in phase one, bringing the site to life for people to enjoy and wildlife to thrive.

Designed by C4 architects and built by McLaren Construction, the first phase of Konect62 comprises three speculatively built units (161,000, 151,000 and 61,000 sq.ft.).

Alongside these three units is a further 30-acre development plot, which is remediated, ground engineered and serviced with power and drainage.

The Big K is our proposed 735,000 sq. ft. unit on this plot, which, with detailed planning permission in place can be delivered in just 40 weeks.

 

Three lettings in three months

In May 2024, TIP Group – the market-leading provider of rental, leasing and equipment services to the transportation and logistics sector – signed up to a 10-year lease for a 2.5-acre open storage plot to expand its operations in the surrounding area and beyond

Following this maiden deal, a second letting was secured in June 2024, just weeks after the first. Oakland International committed to a 15-year lease on the 161,860 sq. ft. unit. The leading chilled and frozen food logistics company invested in our site to better serve its UK customer base by expanding its multi-temperature supply chain network.

Our third letting of the year went to family-owned haulage business, Campeys of Selby, which agreed a 10-year lease on the 61,065 sq. ft. warehouse. The unit includes first-floor office space, a 45m deep service yard and 148 car parking spaces with eight EV charging points.

“The quality of the build alongside the location near the M62 and A1 meant K61 was the perfect addition to our operational portfolio.”

 

A social value and sustainability powerhouse

In developing Konect62, we worked closely with our project partners to adopt low-carbon building design and technology, achieving BREEAM Excellent and EPC A ratings.

Solar PV panels support our occupiers’ own sustainability and net-zero agendas, while electric vehicle charging and 400 cycle spaces help to reduce travel emissions to site.

Our contractor Mclaren’s social value team delivered a Local Skills & Employment Plan to engage with sub-contractors within a 20-mile radius as well as engagement directly with trusted local contractors and scheduled mid-tender interviews.

So far, Konect62 has created employment for 1,350 people, this included during construction, 50% from within 20-miles – all while transforming a disused, inaccessible site into a highly-sustainable logistics space.

 

What’s next for Konect62?

Together with Henderson Park Capital Partners, we have submitted a planning application for phase two of Konect62.

The second phase will create a further 690,000 sq ft of high-quality logistics and manufacturing space across units ranging in size from 4,000 to 210,000 sq ft.

A new on-site amenity provision, KRATE, will provide versatile accommodation offerings including incubator spaces for SMEs and food and beverage operators, all situated in green public realm for our occupiers to enjoy.

Designed with a focus on flexibility, sustainability and affordability, KRATE intends to encourage even more local businesses to the site.
